What a tune up covers

Inside a full tune up

A proper tune up is a systems check. On a cooling visit that means refrigerant levels, coil condition, condensate drainage, electrical connections, capacitor health and airflow across the system. On a heating visit it's burners, igniter, flame sensor, gas pressure, and a heat exchanger inspection for cracks.

The point is finding the part that's about to fail while it's still a scheduled appointment rather than a 2am phone call. It also keeps most manufacturer warranties valid, which people discover too late when a compressor fails and the claim gets denied for lack of documented service.

Here's the whole checklist

Plenty of companies sell a tune up without telling you what's included. That's how tune ups got a reputation as a way to get in your door. Ours is printed below in full. Compare it against anyone else's.

So is maintenance worth paying for?

We're not going to tell you a tune up pays for itself every single year. Sometimes we come out, everything checks fine, and you paid for peace of mind. That's a real outcome and we won't pretend otherwise.

What we will say is that the failures we get called out for in July and January are overwhelmingly the ones that were visible in April and October.

A weak capacitor costs very little to replace on a scheduled visit. The same capacitor failing under load in August can overheat a compressor, and that's one of the most expensive components in the system.

On a holiday weekend or the first hard freeze, everybody calls at once. Being the house that doesn't need to call is worth more than the visit costs.

A cracked heat exchanger is the one HVAC problem that's dangerous rather than just expensive, and it's silent.

Most manufacturer warranties require documented annual maintenance. People find that out at the worst possible moment, which is when they're trying to make a claim.

How often should this be done?
Twice a year. Once before cooling season and once before heating season. If you have a heat pump it matters more, because that's the same equipment running all twelve months instead of half of them.
My system is new. Do I still need it?
Yes, mostly for the warranty. Most manufacturers require documented annual maintenance to keep coverage valid.
Do you service rentals and vacation properties?
A lot of what we do around the Lake is exactly this. Seasonal properties have their own failure pattern, so we time visits around opening and closing rather than the calendar.
Do I need to be there?
It helps, because we'd rather show you what we found than describe it over the phone. But if you're managing the property from out of town, we can work with an access arrangement and send you the findings in writing.
How long does a visit take?
About an hour for one system, done properly.
