One system, one temperature. That's the problem.
A central system reads one thermostat, usually in a hallway, and heats or cools the entire house to satisfy that one reading. Multi zone gives every space its own head and its own setting. Here's what that looks like in a typical Lake house.
Every one of those is a separate head fed by a single outdoor condenser. A room that's off is off, not a duct run with the damper closed.

Best fit for houses ductwork was never designed for
Older lake houses that got added onto twice. Homes where the upstairs is permanently ten degrees off the downstairs. Rentals where half the rooms sit empty midweek and there's no sense conditioning them.
Running ductwork into those situations means opening ceilings, losing closet space and often still not getting even airflow at the far end of the run. A multi zone system skips all of that.
It isn't automatically the right answer. If a house already has sound ductwork and a system near the end of its life, replacing the central system is often the better value. We'll tell you which situation you're in.

Typically four or five indoor heads on a single outdoor condenser, depending on the equipment and the total load. Larger houses sometimes take two outdoor units. We work that out from the actual rooms rather than a rule of thumb.
On most standard multi zone systems, no. All the heads run in the same mode, so you can set different temperatures but you can't have one room heating while another cools. Systems that do both exist and cost considerably more.
Sometimes, sometimes not. If your ductwork is sound, central replacement often wins on price. If you'd be adding or rebuilding ductwork to make central work properly, multi zone usually wins. We'll price both if it's a close call.
A slim white unit mounted high on the wall, usually. Ceiling cassette and floor mounted options exist where that would look wrong.
Usually, for two reasons. Inverter compressors modulate instead of running full blast and shutting off, and you stop conditioning rooms nobody is using. How much depends on the house and how you actually use it, so we won't put a percentage on it.
