One caveat on the last row. A dying system does get noticed by buyers and inspectors, so replacing before a sale is sometimes the better move.

Sizing

Getting the size right

The most common mistake in this trade is oversizing. It sounds generous, and it's easier than doing the math. But an oversized air conditioner cools the air fast, satisfies the thermostat and shuts off before it pulls the humidity out. You end up with a house that's cold and clammy, and a compressor wearing itself out on short cycles.

Oversized furnaces do the same thing in reverse, which is hard on the equipment and leaves you uneven heat between rooms.

Correct sizing comes from the house: square footage, insulation, window area and orientation, ceiling height, ductwork condition. At the Lake it also means accounting for all that glass facing the water. We size from the building itself, because the old system may well have been wrong too.

Five things that set the size

Almost every complaint about a brand new system traces back to one decision made before anything was ordered. Not the brand, not the efficiency rating. The size.

Square footage and ceiling height
The starting point, and the only one most people get asked about. Volume matters as much as floor area, which is why a great room with vaulted ceilings behaves nothing like the same footprint downstairs.

Insulation and air sealing
A tight, well insulated house needs meaningfully less equipment than a drafty one of the same size. This is where a lot of older lake cottages surprise people in both directions.

Windows and which way they face
A wall of west facing glass over the water is a heat load, and a large one on an August afternoon. Around here this factor moves the number more than almost anywhere else.

Ductwork condition and capacity
Duct that can't move the air a larger system produces will choke it. Sometimes the honest answer is that the duct needs work before the equipment is worth upgrading.

Full time home or weekend rental
A full time residence and a weekend rental that swings from empty to twelve people are different problems, even in an identical building.
What goes wrong
Oversizing is the most common mistake in this trade
A system that's too big cools the air fast, satisfies the thermostat, and shuts off before it has pulled the moisture out. You get a house that's cold and clammy at the same time, plus short cycling that wears the equipment out early.
Ask anyone quoting you a replacement how they arrived at the size. If the answer is that they matched the old unit, they've skipped the work. The old unit may well have been wrong too.

Installation day, hour by hour

Most replacements are a single day. Here's the shape of it, so you can plan around it.

Drop cloths from the door to the equipment. We walk you through the plan and confirm where everything is going before anything comes apart.

Old system out
Refrigerant recovered properly. Old equipment disconnected and removed. This is when we can see anything the old unit was hiding, and we tell you about it then rather than at the end.
Midday
New equipment set and connected
Pad or platform, line set, electrical, condensate, and duct connections sealed. The unglamorous parts are what decide whether the system lasts.
Afternoon
Evacuation, charge and startup
The system gets pulled into a deep vacuum before it's charged. Skipping this is the single most common shortcut in bad installs, and it kills compressors quietly over a couple of years.

How long does a replacement take?
Most straightforward changeouts are a single day. Jobs that involve new ductwork, moving the equipment location, or electrical work can run into a second day, and we'll tell you which one yours is before you commit.
Do I have to replace both the furnace and the AC at once?
Not always, but they're a matched pair. Putting a new outdoor unit on an old indoor coil often means the new system never reaches the efficiency it was rated for. If yours is a case where replacing one makes sense, we'll say so.
Is the estimate free?
Yes, always. And it comes itemized, so you can see equipment, labor and materials separately rather than one lump number.
What happens to my old equipment?
We haul it away and dispose of it properly, refrigerant recovered rather than vented. That's included in the job.
Will a new system really lower my bills?
If you're replacing something old and inefficient, usually yes, and sometimes substantially. But we're not going to hand you a savings figure we can't stand behind. What we will do is show you the efficiency difference honestly and let you weigh it.
What kind of warranty comes with it?
Equipment carries the manufacturer warranty. You get the warranty terms in writing before the job starts.
